Buying a home can be overwhelming, but with a community land trust, you won’t do it alone.

How it Works

If you’ve never owned a home, make less than 80% of the Area Median Income (see chart below), you might qualify for a Kansas City Community Land Trust home. 

  • The qualified buyer uses a traditional loan to purchase the home. 

  • KCCLT owns the land and the homeowner owns the house lowering the cost of the property and sales taxes, making homeownership more affordable.

  • If and when a homeowner decides to sell their home, they keep some of the equity while still passing along the affordability to the next owner. 

  • KCCLT retains ownership of the land, and enters into a new ground lease with the new buyer.

Just like a traditional homeowner, CLT homeowners own, live in, decorate, & furnish as they see fit and can leave their home to their heirs (if they want).

Traditional homeowners can rent out & resell their homes at any price, while CLTs regulate rentals, & manage resells to keep homes affordable by future buyers.

CLT homeowners get a lot of amenities-- like lower property taxes, & financial assistance & staff support for repairs.

If CLT homeowners want to sell--CLTs help find buyers-- or refinance, CLTs review contracts, make referrals, & help avoid predatory lenders. In worse case scenarios, CLTs provide support to help prevent foreclosure.

CLT homeowners build equity, but CLTs cap resale price so it remains affordable.

CLT homeowners own their homes & the CLT owns the land it sits on lowering the cost of the home.
